Keep your water heater happy with regular maintenance

Your home’s water heater is on duty in every season and accounts for a significant portion of your monthly energy bill year-round. It’s especially important to keep your water heater running efficiently, not only to avoid the inconvenience of it breaking but to keep operating costs to a minimum.

Maintaining storage tank water heaters
Storage tank water heaters should be emptied and have the bottom drain flushed once a year to clear out sediment and maintain water purity. The technician will inspect the water tank and connections looking for corrosion.
The anode rod in the tank may need to be replaced as part of regular service. The anode rod is connected to the top of the water tank and hangs down into the water. The anode rod starts to corrode before the steel tank does, and while it corrodes it releases electrons that prevent corrosion in the rest of the unit. These rods wear our within a few years and need to be replaced to continue protecting your water heater.
We’ll also inspect the pressure relief valve and other components to make sure everything’s in good working order.
Maintaining tankless water heaters
At a minimum your tankless water heater should be serviced by a professional once yearly. If you have hard water or keep your water heater set extra hot you may need service twice a year.
Minerals in the water can build up inside the heat exchanger, which reduces the surface area available to heat your water. This makes the unit work harder to do the same job, increasing energy consumption. Mineral buildup can also permanently damage the heating elements, so be sure to keep up with regular service to protect your investment.
The hotter the temperature, the faster chemicals dissolve in water. If you have hard water and keep the settings high, we recommend our yearly service plan which includes seasonal maintenance and discounted rates. We can repair and replace water heaters that are too old to perform preventative maintenance on.
